Commercial EPCs for Scottish Businesses

Energy Performance Certificates (EPCs) certify the energy efficiency of a property using a rating system from A to G, with A being the most efficient. A Commercial EPC is derived from standard information about the energy efficiency levels and carbon emissions of a building compared to a benchmark. Who Needs a Commercial EPC?

If you’re planning to sell, rent, or build a commercial property, you need a Commercial EPC. However, there are exceptions:

  • Buildings to be demolished.
  • Temporary buildings with less than two years of usage.
  • Detached buildings with a total useful floor area of less than 50m², not a dwelling.
  • Places of worship.
  • Industrial sites, workshops, and non-residential agricultural buildings with low energy demand.

When is a Commercial EPC Required?

You must provide an EPC to a prospective tenant or buyer no later than the actual viewing and include it with any other written information. Failing to provide an EPC can result in a penalty of 12.5% of the property’s value (minimum £500, maximum £5,000). If this calculation is not applicable, a fixed penalty of £750 applies, along with the requirement to purchase an EPC thereafter.

Subdivided Properties and EPCs

If your building is designed or altered for use as separate accommodations, each part may need its own EPC. The need for a single or multiple EPCs depends on the heating system:

  • Entire Building: An EPC is required for the whole building if sold or let in its entirety.
  • Separate Heating Systems: Each area with its own heating system needs an individual EPC.
  • Common Heating Systems: You can request an EPC for the whole building or for each designated area, excluding common areas.
  • Self-contained Residential Spaces: If accessed via commercial premises, a domestic EPC is required.
